Northeast Edmonton Neighbourhood Information

Abbottsfield

Abbottsfield, in Edmonton, Alberta, Canada sits above the North Saskatchewan River valley. The name is taken from Abraham Abbott, a well respected custodian for the Beverly School District. Beverly was an old mining town that was annexed to the city of Edmonton in 1961 and what is now Abbottsfield sits on the site of one of the mines.

Abbottsfield was created in the early 1970s and almost 60 percent of homes were built during that decade. Most of the homes, at 54 percent, are row houses. Low rise apartment buildings make up the next 33 percent and the remainder are either duplexes, triplexes or four unit structures. There are no single family homes. Roughly 30 percent of homes are occupied by their owners and all of these are in row houses.

The North Saskatchewan River valley makes up the eastern border, 34th Street frames the west and 118th Avenue edges the south. The Yellowhead Trail is on the northern end. The expansive Abbottsfield Mall is on the eastern end of the district along 118th Avenue. One public elementary school serves the district.

Balwin

Balwin, located in north eastern Edmonton, Alberta, Canada is part of the former North Edmonton, annexed to the City of Edmonton in 1912. The northern boundary is 132nd Avenue, the southern is shared by the Yellowhead Corridor and 127th Avenue and the east is edged by 66th Street. 82nd Street brings up the West.

Construction in the area began before the end of World War II, when just over 6 percent of the homes were built. Most of the homes were built between 1946 and 1970, over 76 percent. Another 12 percent went up during the 1980s and by then construction was essentially completed.

Single family homes make up 62 percent of the housing inventory. This is followed by low rise apartments, making up 23 percent and then duplexes at 9 percent. Lastly, row houses make up 5 percent of homes. Just under 57 percent of homes are occupied by their owners.

Schools in the area include Balwin Junior High and Princeton Elementary, both part of the Edmonton Public System and the Catholic St. Francis of Assisi Elementary Junior High School. Queen Elizabeth High School is just west of Balwin. The closest shopping is at Londonderry Mall to the north via 66th Street.

Bannerman

Bannerman, named after an early settler from 1883, Mr. H. Bannerman,is located in the Clareview district in the north eastern section of Edmonton, Alberta, Canada. The Victoria Trail makes up the western border, 144th Avenue the north and 137th Avenue the southern edge. The North Saskatchewan River valley is on the eastern end, the Victoria Trail to the west, 13th Avenue to the south and 144th Avenue brings up the east.
Over 77 percent of the homes in Bannerman were built during the 1970s with most of the remainder being constructed during the following decade. Single family detached homes make up the majority of the housing inventory, at 46 percent. Then row houses follow at 36 percent and rented low rise apartments at 17 percent. There are a scattering of duplexes in Bannerman. Roughly 28 percent of homes are rentals.
One school, the Bannerman Elementary and Junior High, part of the Edmonton Public School System, serves the area. The closest shopping is along the Victoria Trail. The Clareview LRT (light rail transit) station is just to the west of Bannerman on 137th Avenue, providing good public transit throughout Edmonton.

Beacon Heights

Beacon Heights was once part of the former coal mining town of Beverly before it was annexed by the city of Edmonton, Alberta, Canada in 1961. The area’s southern boundary is 118th Avenue, its north is 122nd Avenue and to the east is 34th Street. The western edge is bordered by 50th Street.
Development in the area dates back to 1910, long before Beverly became a town. Almost ten percent of the homes in Beacon Heights were built prior to the end of World War II. Roughly half of the homes were built before Beverly’s annexation. Single family homes make up 75 percent of the housing inventory with the remainder being almost evenly divided between low rise apartments and duplexes. Almost 85 percent of the single family homes are occupied by their owners, as are 25 percent of the duplexes.
Jubilee Park, created in 1955 on the site of the entrance to the Beverly Coal Mine, is in Beacon Heights. One public school and one Catholic school service the district. The closest major shopping mall is Abbottsfield, just outside of the district’s eastern border.

Belle Rive

Belle Rive is located in the northern section of Edmonton, Alberta, Canada. The northern edge is framed by 167th Avenue and the east by 82nd Street. The south is edged by 153rd Avenue, and the western border, shared with the Eaux Claires neighbourhood, is a line that runs between 89th and 90th Streets.
Single family homes make up over 93 percent of the housing inventory, with the remainder being duplexes at 4 percent and row houses at 3 percent. Virtually all homes in Belle Rive are occupied by their owners.
The Belle Rive district is fairly new and one of the prominent features is a band of small natural lakes which developers have wisely made the focal point of the community. These lakes provide a number of recreational opportunities and offer a bit of open green space within a city environment.
The area does not yet have any public schools but are served by one public facility in neighbouring Lago Lindo. The area has a scattering of shops and facilities including Save on Foods and the Belle Rive Dental Centre as well as easy access to Londonderry Mall, just over one kilometre to the south.

Bellevue

Bellevue, located in the north eastern part of Edmonton, Alberta, Canada has a prime location overlooking the North Saskatchewan River on its southern edge. The north is framed by 118th Street; the east by 67th Street and Wayne Gretzky Drive edges the west. Rexall Place (Edmonton Oiler`s home) and the Coliseum LRT (light rail transit) station are just to the north west of Bellevue.
It is an older neighbourhood, considered mostly complete by 1960. Over 22 percent of homes were built before the end of World War II. A small percentage of homes, just over 12 percent were constructed between 1961 and 2001. Roughly 96 percent of homes are single family structures, with the remainder being low rise apartment buildings. Over 76 percent of homes are owner occupied.
Two schools service the area, the Eastglen High School and the Bellevue Elementary, both part of the Edmonton Public School System. The closest shopping, restaurants and social venues are on Whyte Avenue via Wayne Gretsky Drive. The LRT system gives residents good access throughout the city.

Belmont

Belmont is located in the Clareview area of north eastern Edmonton, Alberta, Canada. Its northern border is 137th Avenue, the eastern is the Victoria Trail and 40th Street edges the west. The Kennedale Ravine frames the southern end.
The earliest homes date back to 1912 but the majority of the development occurred during two specific periods. During the 1970s over 63 percent of homes were built. After a quiet period during the 1980s, another 22 percent of homes went up.
Single family homes make up 44 percent of Belmont’s housing inventory. This is followed by duplexes at 28 percent, and then by row houses and low rise apartments each accounting for 15 percent of residences. Over 71 percent of homes are lived in by their owners.
Two schools service the neighbourhood; the Belmont Elementary, part of the Edmonton Public System, and St Elizabeth Seton Catholic Elementary Junior High School. Belmont enjoys good access to public transit via the Clareview LRT (light rail transit) station located on 137th Avenue. The Victoria Trail offers an assortment of shops and services.

Belvedere

Located in north eastern Edmonton, Alberta, Canada, the neighbourhood of Belvedere sits in the middle of residential, commercial and industrial subdivisions. The Canadian National Railway track along the south eastern side gives Belvedere its triangular shape. The north is framed by 137th Avenue; the west by 66th Avenue and Fort Road runs through the area close to the railroad boundary in the south east.
Construction in the area began prior to World War II, but most of the residential area was developed between 1946 and 1985. Over 90 percent of the residential inventory was built during this time period. Apartments make up 45 percent of the housing market followed by single family homes at 42 percent. Duplexes account for 8 percent and row houses 6 percent of the inventory. Just over 50 percent of the homes are lived in by their owners.
One public school, Belvedere Elementary, is within the district borders and there are additional options in neighbouring Baldwin Park or Delwood. Londonderry Mall is just to the north west of Belvedere.

Bergman

The Bergman neighbourhood is located in the eastern part of Edmonton, Alberta, Canada and is just north of the town of Beverly, once an important mining town. The district is named after one of the former mayors of Beverly, Gustav C. Bergman. He had the honour of being the first elected mayor after the town’s incorporation in 1914.
The southern boundary is 122nd Avenue, the northern the Yellowhead Trail and to the east is 34th Street. The west is framed by 50th Street. Bergman and Beacon Heights, a neighbourhood just to the south, share a community league.
Almost 80 percent of the residential construction occurred after what was then Beverly was annexed to Edmonton in 1961. There was a bit of a building boom in the 1980s and 75 percent of today’s buildings were constructed then. Most of the homes in Bergman are single family structures with a few duplexes mixed in. Over 95 percent of the housing inventory in the area is occupied by the owners.
There are two Catholic schools and one public elementary school in the area. Lawton Junior High School is just south of the district. The closest mall is Abbottsfield, to the east.

Beverly Heights

Beverly Heights, Edmonton, Alberta, Canada was originally part of the mining town of Beverly which was annexed to the city of Edmonton in 1961. The northern border is 118th Avenue, the western is 50th Street and the North Saskatchewan River valley frames the southern end. Both 34th and 36th Streets make up the eastern edge.
The Beverly Cenotaph is located in Beverly Heights. The memorial was built to honour those that served in World War I and was dedicated in 1920 and is the first erected within Edmonton and one of the earliest in the province of Alberta.
The area is served by four schools, R.J. Scott Elementary, the Lawton Junior High School and the Beverly Heights Public School. The Catholic St. Nicholas Junior High is in the area. The Lawton Junior High was the first in the town of Beverly and is named after a teacher and principle, Percy Benjamin Lawton. Abbottsfield Mall is just to the east, as is the Rundle Park Golf Course.

Brintnell

Brintnell is one of the newer developments in the north eastern sector of Edmonton, Alberta, Canada. This is a planned community, with a nearby lake, hiking and biking trails and plenty of open green space. The entire development has been pleasantly landscaped.

Manning Drive forms the eastern edge of Brintnell, 167th Avenue the northern border, and 153rd Avenue brings up the south. On the western end is 50th Street. The Clareview LRT station is located to the south east of the neighbourhood. From this station, residents can ride to Rexall Place, the University of Alberta and the Commonwealth Stadium.

In 2005 there were 154 homes in Brintnell. The number of homes now stands at 1,832 and the population is 5,048. Single family homes make up roughly 91 percent of properties with the remainder being a combination of duplexes, tri-plexes and quadriplexes.

Schools include the Steele Heights Junior High and a public elementary school located just south of 153rd Avenue. Edmonton Christian School is the closest facility, located just west of 50th Street.

Canon Ridge

Canon Ridge is named after an Anglican priest that arrived in Edmonton in 1875. The neighbourhood is located in the north eastern sector of Edmonton, Alberta, Canada and from its Hermitage Area locale faces the North Saskatchewan River valley. This valley actually makes up the districts eastern end. On the west is the Victoria Trail, the north is framed by the Kennedale Ravine and the Yellowhead Trail brings up the south.

Roughly seven percent of homes were built in the 1960s with an additional 11 percent in the next decade. The major building boom occurred in the 1980s when more than 78% of homes were built. By 1991 the neighbourhood was considered virtually complete.

Apartment style condos in structures with less than five floors account for 39 percent of the housing market. This is followed by single family structures at 30 percent and then row houses at 28 percent. The remaining inventory is mostly duplexes. One third of the homes are rented out.

To the south the Abbottsfield Shopping Centre provides convenient retail access. Overland Elementary School is just to the west of Canon Ridge. Access to the LRT line is via the Belvedere Station, also to the west of the neighbourhood. From the station, residents can easily reach the University of Alberta, Rexall Place and the Commonwealth Stadium.

Cassleman

The Cassleman neighbourhood sits between 50th Street in the east, 58th Street in the west and north of 144th Avenue. 153rd Avenue makes up the northern edge. The district, names after an early 20th century local attorney, sits in the north eastern portion of Edmonton, Alberta, Canada.

There was little development before 1971 when about 10 percent of the homes in Cassleman were built. The majority of homes, 58 percent were built during the 1970s. The remainder were built between 1981 and 1990 with the neighbourhood considered complete by 1991.

Row houses make up the majority of housing coming in at 48 percent of the total housing market. This is followed by single family homes at 26 percent and condos and apartments coming in at 25 percent. A few duplexes are in the district. Over 66 percent of properties are lived in by their owners.

The closest schools, Steele Heights Junior High, a public elementary as well as a Catholic elementary school are in neighbouring McLeod. The closest mall is Londonderry south west of Cassleman.

Clareview

The mixed use neighbourhood of Clareview is located in the north eastern sector of Edmonton, Alberta, Canada. The Canadian National Railway’s right-of-way makes up the western edge. The eastern border is 36th Street, the north 144th Avenue and the south is lined by 137th Avenue.

A little over five percent of homes were built in the 1970s then there way a building gap until the 1990s. The remainder of the 420 homes were built by 2000. Most homes are condos or apartments, mostly in low-rise buildings with less than five floors. That accounts for 74 percent of the housing inventory. 13 percent of homes are single family dwellings and duplexes make up ten percent of the market. Row houses make up the remainder. A little over half of the homes are rentals.

Londonderry Mall offers the closest shopping outlets, just west of the neighbourhood. The Clareview LRT station gives residents an easy way to get to the University of Alberta, Rexall Place and the downtown centre. This station is also a park-and-ride facility. The public John D. Bracco Junior High School serves the residents.

Cromdale

The Cromdale neighbourhood in north eastern Edmonton, Alberta, Canada is almost split in two by the Kinnaird Ravine. Because of this split, the district, one of Edmonton’s oldest, has irregular borders. The western edge is 84th Street, the southern border is the North Saskatchewan River valley and the Canadian National Railway is to the northwest.

About ten percent of homes were built prior to the ending of World War II. Between 1946 and the early 1960s another eight percent were built.
